Americans say that the main export product of America is America itself . Of course it deels with real estate. Either be it apartments in Manhattan, beach houses in Miami or San Diego – the rich of the world dream of owning real estate here. Yet, the most “selling” city is still New York. So what are the tendencies of the real estate market in this region? Year 2013 has brought us quite good results. In the first quarter in/of 2013 housing prices remained stable, with just a slight tendency to increase. Summer 2013 brought enormous sales despite of the fact that traditionally this season is considered to be a calm one in the real estate market. From August to November, 2013 there had been sold 1156 houses. Comparing to the same period in 2012 an average sales price of houses increased by 2,8% (27 000 dollars) and a number of sold real estate objects increased by 19,7%. The favorite borough of Hollywood celebrities – Manhattan - bears the palm. Just in the third quarter of 2013 there were signed 3400 building contracts, which made 17% more than in 2012. Furthermore, results in the second quarter were even better – the city gained profits of 7.6 bln dollars . This index is the second largest during the whole history of New York. In general, 1660 new buildings entered the market during 2013. Entering of another 1000 buildings was planned till the end of 2013. The most popular blocks of Manhattan are the Upper East Side and Upper West Side. Brooklyn is another popular borough. Residential complexes simply beat the sales records here. In the third quarter of 2013 the average cost of an apartment in the center of Brooklyn grew by 12% and made about 594 000 dollars. For comparing, in 2010 the price made 530 000 dollars. Rent rates grew by 24% that makes in average 3309 dollars a month. Earlier Brooklyn wasn’t so popular due to the lack of developed infrastructure. But today everything is different – there have appeared much more shops, distribution networks and fashionable bars. This issue attracts the majority of buyers of real estate. Experts predict that such popularity would be held within the next three years. Some changes in the legislation, concerning the real estate market are also planned soon. An important step will be an implementation of a tax on expensive housing that will oblige billionaires to pay taxes on smart (luxury) apartments in skyscrapers, worth hundreds of millions of dollars. And, as New York advances any other city of the world by number of billionaires, such an amendment in the legislation will bring an essential contribution to city treasury. Also experts predict an implementation of a new tax on land plots in New York. It will make owners of available plots think over what is more beneficial for them: to build up or sell. Population-rights-protection lawyer Bill de Blassio stands for implementation of this tax which is supposed to cover about 10 500 projects all over the city. The lawyer promises its actual implementation during his being a city mayor (from 2014, 1st January). In his programme de Blassio calls upon to implement a tax on undeveloped land, which makes in average 15 300 dollars per year. Such a result is planned to be gained gradually in the course of 5 years. The idea of implementing this tax is that under such economic load on unused plots owners would prefer to build them up, that is very profitable to the city. Nevertheless, some specialists doubt achieving the desired effect of this program. Regardless of the fact how this system will affect land condition its financial benefit is indisputable. City authorities consider that profit from a new tax will make 162 millions of dollars a year. And, in its turn, it will provide financing for building of about 4000 new houses. It used to be “a townlet”, and has become “a memorial”
In 1982 on 2, Kreschatik street there was grandly opened Kyiv museum of V.I.Lenin (today’s Ukrainian house), moved here from 57,Volodymyrska street. This ceremony had finished the global reconstruction of the whole park zone, adjoining today’s European square. New built memorial complex had successfully “buried” few places, loved by local citizens: “Summery” cinema, two outdoor cafes – “Vladimirskiy hill” and “Little Elephant”, an amusement park “Fun townlet” with the observation wheel, merry-go-round (a gift from czechoslovakian exhibition, being held in Kyiv in 1959), house of mirrors, glider swings, ping-pong tables, “loop the loop” attraction, pneumatic shooting gallery etc. Many longstanding shadowy chestnut alleys had disappeared, as well as the Rivyera restaurant. Famous summer dance-floor “The Frog”, well remembered by older generation, had turned to a landfill site… The stairs, tending to the memorial of two significant events of Kyiv life - Christianization of Kyivan Rus’ and returning to the Magdeburg Law city – is currently in a horrible condition. Historical tram line from today’s European square to Podil area had been closed. In May, 1892 in front of a big abundance of people, took place the trial start up of the first electric tram in Russian empire down the steep Oleksandivs’kiy slope (today’s Andriivs’kiy slope). Although nothing lasts forever, it’s a pity to loose the place, where every evening thousands of Kyivans used to have fun, meet new people, dance, sing songs, and simply take the air in the park on Dniper river slopes, and the music was constantly wafting from the park radio centre – they were playing the records of those times. Good days to remember… In 60-s of the last century, near the Philarmonic House, there were couple of telephone boxes – it used to be the place, where the young made appointments. Going upstairs, to the left from Philarmonia, you appeared in the shadowy chestnut alley, with stands of all soviet republics’ newspapers along it. The alley with its comfortable park benches, tended to an old summer concert venue. On one of the benches you could often find an artist, who was cutting paper silhouettes of all those who wished. And here we are, at the summer concert venue, from which the sculptures of proletariat leaders Lenin and Stalin were observing the audience. Professional artists, as well as amateur-talent groups, were performing on this stage, were given the lectures about machinations of global imperialism and possibilities of life on other planets, parodists and satirical singers entertained people. There were also held fun competitions with prizes among the audience. The order in the park was maintained by police and its voluntary helpers – members of voluntary people’s guarding groups. Pavement walking alleys tended from here to “Cukooshka” and “Rivera” restaurants. There were lots of removable tables for trading along the alleys, where people could buy beer, lemonade, sandwiches, and cookies. What a joy were the attractions! At the “Fun townlet” entrance there was sitting an elderly capped man. He was serving the attraction called “Check on you strength level!”. The rule was to hit the point by the hammer, so the indicator pointer jumps up, showing the result. If the pointer approaches the 5000 mark, a competitor gets the prize – the capped man treats him with a quarter-litre bottle of vodka. Interesting, that the cork of the bottle was closed by a sealing wax. It all was very joyful, but sometimes mishap cases occurred. There was an occurrence, when the plane of the “Loop the loop” attraction got stuck in the loop, and the passenger got hung there upside down. It turned out to be the electric panel power cut. People rushed to look for the electrician, but couldn’t find him. When found at last, he was a bit drunk, nevertheless fixed the problem. As the day was going down, the amusement park got closed… Only the restaurants continued working, but not longer then till 1 o’clock. I have been professional in the residential property rent since 1996. On those far capital formation days the most financially reliable clients were expatriates: employees of newly opened embassies and first western companies, coming into the Ukrainian market. Getting such a tenant was a dream of every lessor. First of all, he could pay the rent in US Dollars, which guaranteed safety in those times after inflation of 1990s. Secondly – he could pay much more than local tenants. Those times there was no deficit of a high quality proposition on the real estate market. The embassies could easily pay the rent in advance for 6-12 months. This allowed the lucky lessor to buy a new apartment at once. More of that, foreigners were considered to be the guarantee of decency and stability. Today the situation on the real estate market has changed. All of us -Lessors, tenants and realtors – became wiser and more experienced. The market had been filled with offers. Tenants are running the show now, but expatriates are renting the expensive apartments segment still prevail. What do you have to know before leasing an apartment to an expatriate? 1. First of all, the apartment has to meet the tenant’s requirements, in terms of location, number of rooms, condition, renovation quality, furniture and equipment. Local lessors have coped with this. The weakest point for today is usually the front entrance condition, parking places availability, view from the windows and bad neighborhood. 2. Secondly, it may be difficult to overcome cultural differences, language misunderstanding and lack of communicative experience and conducting negotiations with foreigners. Places and houses in Kyiv, marked (distinguished) by Pushkin’s stay
In 1820 Tzar government had deported Pushkin from Petersburg to the South because of freedom-loving poems extension. Being exiled during 4 years, great poet had visited many Ukrainian villages and cities, including Kyiv. On January 1921 Pushkin came to Kyiv from Kamyanka town. At that time he stayed at apartment of Decembrist Vasiliy Davydov and a house of General N.Rayevskiy. Davydov’s house had not been saved till nowadays. But General Raevskiy’s house (14, Mykhailivs’ka street) was honorably marked by memorial tablet, dedicated to 150th anniversary of a people’s genius son. The sign on the tablet claims: “A great Russian poet A.S.Pushkin stayed at this house in 1821”. During that visit he attended Kontraktova trade fair and city historical places – Shchekavitsa town (where knyaz Oleg was buried, according to the legend), Ascold grave, St. Sofia cathedral and Kyivo-Pecherska Lavra. Poet’s stay in Kyiv had found its reflection in many of his works: poems “Poltava”, “Mermaid”, poesies “Sea shore”, “Muse” and “Hussar”. Writer’s bright impressions and Kyiv themes are running through all these masterpieces. Alexander Sergeyevich took an active role in Decembrists’ discussions about destiny of the people and political regime. A monument of Pushkin was erected in Kyiv in 1899, on a 100th anniversary of his birthday. It’s located on Pechersk area, on the cross of Ivana Mazepy and Suvorova streets (former Nicolskaya and Suvorovskaya sreets). One of the central capital’s streets is named after the poet – Pushkinskaya. Besides, one of the biggest Kyiv parks in Shevchenkovskiy area is baring poet’s name too.
